This one comes straight from a study by the Municipal Arts Society! This plan has the Warrior Seal of Approval!
GREENPOINT-WILLIAMSBURG COMMUNITY PLAN

HEIGHT AND BULK
Rezone waterfront to Maximum of 3.7FAR (mainly 15 storey towers) but only if 30% affordable housing is guaranteed on the waterfront lots + 10% on publicly owned sites (total: 40%)
Respect neighborhood character by mandating diverse streetwall heights and variation in tower location in the waterfront blocks
Reduce density and height of buildings next to Greenpoint Historic District and McLaren Park

(they can't dwarf our communities with a 40 story gated community, we will stand "In the Shadow of No Man" - Crime and the City Solution- great song)

OPEN SPACE
Add parcels to Greenpoint open space to ensure the neighborhood’s dismal open space ratio increases
Ensure public development of esplanade to ensure a public waterfront

(so far each person in Greenpoint/Williamsburg has the equivelant to 1/2 a bathroom of open space. kids are playin' in the street. that ain't cool. As per the city's proposal of a PRIVATE waterfront esplanade, I'm not going to tell my future kids to use the "side entrance" during "special hours." No way, no how! Parks are for people, ALL people! Warriors!)

AFFORDABLE HOUSING
Guarantee that a total of 40% of the units will be affordable
Ensure income levels that work for the neighborhood
Ensure anti-harassment provisions within zoning to fight displacement
Ensure public development of waterfront esplanade to ensure waterfront stays public!

(affordable housing = mixed community = non-segregation = a healthy community as well as the chance for whities to shake it in new fun ways!)

INDUSTRIAL JOBS
Remove 24 remaining blocks where jobs are threatened from the rezoning area
Rezone industrial blocks in the future to mandate industrial activity on the first floors

(We have 4000 industrial jobs threatened by this rezoning. These are your artist friends income- glass blowing, furniture making, art handling, ironworks ect. Besides being necessary to a healthy economy, for example- if these guys lose their jobs, they can't give tips to Eve when she's working at the bar so Eve cant buy her friend Siri's clothes at her friends' Sto's or Sarah's stores, and so Sarah, Sto, Siri and many others lose their hope of running their small businesses and close down to make way for a more Corporate Williamsburg with a Starbucks and Gap on every block and a total loss of individuality; while, in addition to that horrible image we would lose the Nitty Gritty industrial aesthetic we all truely find inspiring. We must win! For the sake of humankind- Warrior on!)
